Why Your New Neighbors Don't Say Y'all
Blurring the lines between a big city and small town, Nashville has retained much of its charm as it has grown into a much-desired place to both visit and live.
If you know me, you know I love statistics, algorithms and all that nerdy stuff, so I wanted to share with you the most recent stats of WHO is moving into Middle Tennessee and more importantly WHY that matters to you if you’re thinking about selling your home this year.
We all know there’s been a massive migration from big cities into Middle TN that’s been increasing over the past year. Right now, about 300 people a day are moving into Middle TN from other areas of the country.
Here are the numbers:
Upwards of 90% of people find their home they end up buying online right now.
But according to a recent study, of all the people searching for their next home to buy in Middle Tn, only 60% are actually from TN, meaning locals moving up, downsizing, and such.
So 40% of people looking for homes online are from out of state. So where are those 40% of people from?
Well, a whopping 22.5% (nearly a quarter) of the folks moving into Middle TN right now are from New York, another 22% are from various areas of California, 8% from Chicago, and the rest are from other metro areas like Seattle, DC, and Denver.
Here’s why it’s so important….
This is why we can’t just put a sign in the yard anymore.
This is why it’s important to choose an agent who thinks and acts globally in this market.
You need a targeted marketed plan to capture and retarget those folks in other areas who are looking to move into Middle TN so that you don’t leave money – and potential cash deals – on the table because you didn’t extend your reach wide enough.
We have a plan that’s proven and works.
Through targeted video marketing (that gets 12x more views than photos alone online) to our network of agents all over the country, we’ve got you covered.
